CDA DOCUMENTS

CDA Homeowners Association (HOA) Governing Documents:

The rules for day-to-day operation of the CDA HOA are found in the CDA Covenants, Conditions and Restrictions, commonly called the “CC&R’s”. Our CC&R’s were last updated on July 1, 1994. Whenever we need to determine what are the actual rules, this is the document that we all consult. This document may need to be revised soon.

The other governing document is the CDA Bylaws which established the CDA HOA. This was last amended on April 4, 1994. This is not a document that is often used, but it gives the CDA HOA the legal right to exist. One thing of interest is that before 1994 CDA units were apartments. They were converted to condominiums in 1994.

BBQ In Pool Area Form:

CDA Board Meeting Minutes:

The CDA Board meets the second Monday of every month. After each meeting, the CDA Board is required to prepare minutes that they are supposed to share with the other homeowners. Here are the minutes from the past several years:

CDA Annual Assessments:

Each year, normally in late November, each CDA homeowner is sent a document called the “Annual Assessment” that presents what dues will be required to be paid in the next year, along with the budget and the latest Reserve Study. Here are the Annual Assessments from the past several years:

CDA Audits:

Each year the CDA is required to have the CDA HOA financial records audited by an independent Certified Public Accountant (CPA). Here are the CPA Audits from the past several years:
